Prepping Your Home to Sell: A Stager's Checklist

Staging taught me something the listing photos never say out loud: buyers don't buy square footage, they buy a feeling of ease. Most of that feeling comes from light, flow, and the absence of distraction.
Start with the first ten feet
The walkway, front door, and entry set expectations for everything behind them. Fresh paint on the door, a clean mat, trimmed beds, and working exterior lights cost very little and change the first impression completely.
The high-return list
- Deep clean, including windows, grout, and vents.
- Neutral touch-up paint in the highest-traffic rooms.
- Declutter to about 70% of what you live with day to day.
- Match bulb temperature throughout — mismatched lighting reads as "dated."
- Fix the small visible things: cabinet pulls, running toilets, sticking doors.
What you can usually skip
Full kitchen remodels, high-end flooring across the whole house, and personalized upgrades rarely return what they cost right before a sale. Put that budget into presentation and photography instead.
