How to Read the Greater Houston Market Before You Buy or Sell

One of the first things I tell clients is that there is no single "Houston market." The Heights, Cypress, Memorial, and The Woodlands can each move in different directions in the same month. What matters is the story your specific block, price band, and property type is telling.

The signals I actually watch

  • Months of inventory in your price band — not citywide averages.
  • Days on market for homes that actually closed, versus those still sitting.
  • The gap between list price and sale price on comparable homes.
  • Price reductions in the last 30 days — the earliest sign of a shift.
  • New construction nearby, which quietly competes with resale homes.

What this means for buyers

When inventory in your band is climbing, you have room to negotiate on price, closing costs, and repairs. When it's tight, speed and clean terms matter more than shaving a few thousand dollars off the list price. I'd rather help you win the right home than win an argument.
